This stage involves the developer, the builder, the owners corporation, and the affected lot owner/s. Developers need to complete online tasks in the SBBIS on the Strata Hub.

What happens in this stage
Correcting any defective work identified in the interim report is the responsibility of the developer, who will liaise with the builder. If the original builder is not available, the developer must arrange for another builder to do the work. The developer should review builder details in the Strata Hub. To change the builder details, the developer needs to:
- email stratasystem@customerservice.nsw.gov.au or
- log into the Strata Hub and complete the online form in the 'Help' section at the bottom of the left side panel.
Rectifying defective work can occur at any time after the building work is completed and should be completed before the final inspection starts.
If the builder needs to enter the affected lot and/or common property (e.g, apartment, including a balcony if relevant), they must give at least 14 days’ written notice to the owners corporation, the developer, the lot owner and the occupier. The builder may enter the lot only at a time that is reasonable, or at a time agreed with the owner or occupier. A person cannot unreasonably refuse access if the builder has given the required notice.
How to complete online tasks
Developers need to use the Strata Hub to complete SBBIS online tasks.

There are no transactions that need to be completed for the Strata building bond and inspections scheme in the Strata Hub for Stage 4.
